Planning Permissions Broken Down:
We can all agree, building regulations can be confusing, especially when it comes to conservatories, sunrooms and orangeries. There’s a number of ways in which a conservatory can be built without the necessity of planning permissions.
Planning permission asks, “Am I allowed to build this extension?” – as the homeowner you have “Permitted Development Rights” which allows you to build single storey extensions as follows:
- At the front of the property: up to 3 square metres.
- At the side of the property.
- The width can be of any length so long as the building does not extend past the front and/or rear elevation walls.
- The projection can be up to 50% of the width of the house.
- At the rear of the property.
- The width can be any length so long as the building does not extend past the side elevation walls.
- The projection for detached properties is 4 metres. for every other type of property, the projection is 3 metres. Sometimes permitted development rights can be removed. We strongly agree with the planning portal’s advice that you should contact your local planning authority and discuss the details for your proposal before getting any solid plans in place and work begins. They will be able to inform you of any reason why the development may not be permitted and if you need to apply for planning permission for all or part of the work.
However, until 2019 these rules have eased with the introduction of “Prior Notification”. Prior Notification allows a detached homeowner to project from 4-8 metres into the garden and all other properties from 3-6 metres. Prior Notification is a much simpler form of planning permission and the forms are straightforward and easy to complete. This is because unlike with full planning permission, there is no requirement for full architectural plans. An outline plan will suffice and can be downloaded from the internet here.
Therefore, fully planning permission is now only required on single storey extensions to detached properties with over 8 metres projection and all other properties over 6 metres until sometime in 2019.
